7:00 P.M.
1. ROLL CALL. Mr. Linek called the meeting to order at 7:00 P.M., with roll call as follows: Mr. Linek, Mr. Wells, Mr. Boruszewski and Mr. Wright were present. Mr. Cline was absent. Others present were Lance Schultz, Lynda Yartin, and Chris Wesolek.
2. APPROVAL OF MINUTES OF March 24, 2005. Mr. Boruszewski moved to approve; Mr.
Wells seconded the motion. Roll call
was taken with Mr. Boruszewski, Mr. Wells, Mr. Linek, and Mr. Wright voting
“Aye.” Motion carried, 4-0.
3. SCHEDULED MATTERS
A. Review and request for a motion to approve a front yard setback variance for a fence at 136 Knights Bridge Drive East (Sheffield Subdivision).
Mr. Wesolek, after being duly sworn, stated he would be happy to answer any questions the Board may have. He stated he just wants to be able to use his property like everyone else does, and he believes where he will place the fence would leave plenty of sight distance for vehicles.
Mr. Schultz stated Mr. Wesolek’s
property is at the corner lot entrance into Sheffield off of Diley Road. He stated this is a unique site as it has
three frontages, Knights Bridge Drive, Avalon Drive, and Diley Road, and as he
indicated he proposes to put the fence about 12 feet into the front yard
setback along Avalon, which is his side yard.
Mr. Schultz stated this fence would not obstruct views in and out of
driveways or around corners. Mr. Schultz
stated staff supports the front yard setback variance with the conditions that
the fence setback adjacent to Avalon Drive shall be reduced from 35-feet to
23-feet, and that the fence setback adjacent to Diley Road shall be reduced
from 35-feet to 20-feet. Mr. Wesolek
clarified this was what he had requested.
Mr. Boruszewski ascertained all the neighbors had been notified of this
variance request and no-one had a problem with it. Mr. Wells moved to approve the front yard
setback variance for a fence at 136 Knights Bridge Drive East; Mr. Wright
seconded the motion. Roll call was taken with Mr. Wright, Mr. Linek, Mr.
Boruszewski, and Mr. Wells voting “Yea.”
Motion passed, 4-0.
4. OTHER BUSINESS. No other business was brought forward.
5. ADJOURNMENT. There being nothing further, Mr. Wells moved to adjourn; Mr. Boruszewski seconded the motion. Mr. Linek, Mr. Wells, Mr. Boruszewski and Mr. Wright voted “Aye.” Motion carried, 4-0. The Board of Zoning Appeals meeting adjourned at 7:10 P.M., April 28, 2005.
